Have the address, dates and the kind of debris ready

One afternoon of hail along the Front Range and the roofing calendar fills for weeks. Every box in the metro gets spoken for, and the contractors who called early are the ones with a dumpster on Monday.

Roofing season and the rest of the year

Spring and summer bring hail, and hail brings roof replacements on offices, apartment buildings, warehouses and retail centers from Lakewood to Aurora. Dumpsters for roofing are usually smaller than people expect, because shingles are heavy. A 20 yard box is often plenty and still has weight issues. Ask the hauler for the allowance in tons, and do not assume the box size tells you the capacity.

Winter slows roofing but not interior work. Offices in Cherry Creek, the Denver Tech Center in Centennial and downtown have steady tenant buildouts, and boxes for those are mostly light.

What the geography does

The metro stretches out along I-25, I-70 and the E-470 beltway. Thornton, Westminster, Broomfield and Arvada sit to the north and west. Lafayette is toward Boulder. Commerce City is industrial, with trucking yards and warehouses beside the refinery, so cleanouts there are usually heavy. Littleton and Centennial are the south suburbs. Denver itself is dense in LoDo and RiNo, where street placement needs a permit and alleys are narrow.

Haulers based in Denver reach Aurora, Lakewood and Arvada easily. Lafayette and Broomfield are a longer haul. Commerce City is close but the traffic on I-270 can be rough.

Altitude, dryness and the dump

Dry air helps. Debris that sat in Denver rarely soaks the way it does on the coast, so weights are more predictable. Distance is less predictable. Disposal sites are generally away from the core, so the location of the yard and of the dump matter more than almost anything.

Colorado has a lot of recycling options for clean concrete and asphalt. Ask if the hauler sorts loads. For clean concrete and dirt, a smaller box filled halfway is the right choice.

Where the work comes from

Denver has been growing for a long time and the construction shows it. Cherry Creek and downtown have office and retail buildouts. RiNo and LoDo have old warehouses becoming restaurants and breweries, and every one of those conversions involves stripping and hauling. Aurora and Thornton are growing at the edge, with new retail and industrial space.

Commercial roof work is the other core business. Flat roofs on warehouses in Commerce City and Arvada, and shingle roofs on apartment buildings in Lakewood and Westminster, are replaced on a rolling basis. Roofing debris is heavy. A smaller box with a firm weight allowance is the right setup.

Facilities managers in Centennial and Littleton tend to order for lease turnover and office moves. The Denver Tech Center is full of mid-size suites that turn every few years, and the cleanout produces furniture and cubicle panels. Light, bulky material, so a bigger box does not run into the weight limit.

Broomfield and Lafayette sit in the northwest and handle a mix of tech, healthcare and light industrial. A hauler based in Denver may or may not reach them without a trip charge, so ask.

Snow can close a driveway for a day or two. When winter work is scheduled, build slack into the delivery date.

The high plains weather also swings fast. A sunny morning in Lakewood can end with wind that blows light debris out of an open box and across a lot. Hail, wind and snow can all show up in the same week. Cover loads and keep the fill below the rim.

Commerce City is worth a second thought if you are in industrial work. Refinery and rail yards sit close to the warehouses, and some sites carry restrictions on what can leave the property. If you are clearing an old industrial lot, say what was there. Contaminated soil and certain materials do not belong in a standard box.

Placement in Denver proper uses the alley wherever one exists. Many older blocks have them, and a hauler used to the city will ask about it right away. If you are downtown without an alley, plan for a street permit.

Ready to call

Have the address, access, the start date and the pickup date, and the kind of debris. Ask about same-day and next-day delivery. Denver has enough haulers that it is usually possible outside storm weeks. Make sure the quote spells out the included weight, the overage charge, rental days and what is refused.

A call takes five minutes. A week without a box on a roofing job costs a crew.

It is worth saying that Aurora is large, spread over a big area that runs from the old Fitzsimons medical campus out past the airport. A hauler quoting Aurora should ask which part. The drive from a yard in Commerce City to the medical district is short. The drive to the far southeast side is not, and the quote should reflect that.

Lafayette, Broomfield and Westminster have a lot of newer office, medical and light industrial construction. If you are building out there, plan on swaps at a steady rate, because new sites produce waste daily.
