Rowhouse block or campus

Philadelphia has two kinds of job sites. One is a rowhouse block or a corner lot with almost no room, where a trailer has to fit in the width of a driveway or a vacant parcel next door. The other is a campus: a university in West Philadelphia, a hospital complex, or the Navy Yard, where there is space for a row of trailers and a security checkpoint at the gate. The quote changes with which one you have.

Describe the street to the provider. Routes through older neighborhoods have low branches, parked cars and turns a tilt-bed cannot make. If the unit has to sit in the roadway, expect the city to be involved and a schedule that someone has to manage.

Eds, meds and the waterfront

University City and the hospital campuses produce a steady run of renovation and lab work, and those projects often want an office for the owner's representative as well as one for the contractor. Center City has office conversions, hotel work and residential towers. The Delaware River waterfront and the Navy Yard bring industrial and logistics construction where double-wide units stay a year or longer. Work near the airport and along I-95 looks similar.

Rowhouse infill is the project type that most often goes wrong. A contractor building six units on a lot behind a block of existing houses has no place for a trailer, so the office ends up in a van or in the first unit built. If you have even a small side lot, a single-wide can make the schedule easier.

Freeze, thaw and what the trailer sits on

Philadelphia gets real winters, a few snow events and plenty of freeze and thaw. A trailer on asphalt is fine. A trailer on dirt or in a low spot turns into a mud problem every February. Ask about blocking, gravel and drainage. Skirting keeps wind from reaching the underside, and a heated unit should have a thermostat that does not drift.

Ice on steps is the common injury. If a crew will use the trailer daily, give someone the job of salt and shovel and put it on the daily checklist. It sounds minor until the first fall.

Older sites often hide buried leftovers from earlier buildings: old foundations, brick rubble, abandoned utility lines. A pad on that ground needs more thought than a pad on fresh gravel. If the lot used to hold a building, say so.

Why most people rent here

Owning a trailer in this region means paying to store it. Yards near the port and along the river keep filling with warehouses, and an idle unit has nowhere to go. For most Philadelphia contractors, renting is the better call. Buying works for a company with its own lot that moves a field office between jobs every year.

Ask how damage is handled. Wear on the door, the floor and the roof is normal. A hole in the wall from a forklift is on you. Ask too about the return date and the pickup charge, since a trailer wedged between rowhouses is a costly job to get out. Some providers move units between jobs in the middle of a lease for a fee, and some want a new contract.

A trailer that blocks a neighbor's driveway in this city gets reported before lunch. Walk the lot with the driver if you can and agree on the spot while you are both standing on it. A chalk mark on the pavement beats a phone call.

Reaching Camden, Chester and the suburbs

A provider based in the city can often reach Camden over the bridge without much fuss, though a toll and rush hour change the delivery time. Chester and Norristown are a reasonable drive from most yards. Ask if the delivery price changes between Pennsylvania and New Jersey, since some providers treat the state line as a different zone. If your project crosses the river, say so; a crew with trailers on both sides will want matching units and one invoice.

Camden has waterfront redevelopment, hospital and university work, and school projects, and those lean on single-wides and double-wides for long jobs. Chester sits on the river too, with a soccer stadium on its waterfront and industrial sites that need field offices. Norristown is the seat of Montgomery County, so courthouse and government renovation shows up there, along with older commercial blocks being rebuilt. Those tend to be shorter jobs, such as a courthouse annex or a school wing, where a single unit does the work for six months.

The details that speed up a quote

The address and the nearest cross street. Private ground or the street. The date you need it and how long the job runs. Headcount. Power and data on site, or not.

Where the lot is shared with another trade, give the other contractor's name so the driver knows who to ask for at the gate. A call with these details gets a real answer. One without them gets a list of questions, and you will answer them anyway, just more slowly.
