Subdivisions, warehouses and a lot of dirt

North Texas keeps building. Look past the downtown towers and you find subdivisions going in at Rowlett, Wylie and Cedar Hill, distribution buildings along the highways in Grand Prairie and Mesquite, and office and retail pads in Carrollton and Richardson. Those sites are big dirt lots, often far from anything. A provider who services them has to route a truck across a lot of flat country.

The upside is easy placement. A graded lot with a clear gravel drive is exactly what a service truck wants. The downside is that after a heavy rain, that same lot turns to slick clay. Ask your provider whether they can still reach units when the site is wet, and set units near the entrance, not at the back.

Builders in Dallas County often start a subdivision with a crew of a few dozen and grow to hundreds as the framing begins. Tell the provider the expected peak as well as the opening headcount, so the unit count can grow with the job. Adding units mid-project is easy if the provider knows it is coming.

Heat, wind and spring storms

Summer in Dallas is long and hot. A unit in full sun is nasty by noon. Ask for shade and extra sanitizer, and consider a flushing unit on any job that lasts more than a few weeks. Crews will thank you.

Spring brings wind and storms. Empty units tip. Anchor them with stakes or tie-downs where the site allows, and ask your provider to check units after a storm. Do not wait for the next scheduled service if the site had a big blow.

Hail is a Dallas issue too. A hard spring storm can crack a plastic unit, and a provider will want to know whether the damage was weather or something else. Take photos, report it early, and ask what the policy is for storm damage before the season starts.

State Fair and the event calendar

Fair Park hosts the State Fair of Texas each fall, and the whole area wakes up. Smaller events fill the calendar all year: races around White Rock, festivals in Deep Ellum, tournaments in Garland and Irving, church and school events in the suburbs. A provider based in Irving can reach Las Colinas and DFW airport quickly, while one in Mesquite is better placed for the east side.

For an event, ask who services the units while the crowd is there, and put the drop-off and pickup times in the quote. Late-night events make pickup messy, so say when you expect the last guest to leave.

School and company events fill more weekends than organizers expect. A graduation at a Garland high school or a company picnic in Richardson needs restrooms that match the crowd. A common rule of thumb for a short event is one unit for every hundred guests, with more if alcohol is served or the event runs past a few hours. Ask the provider what they recommend, since they have seen how it plays out.

Which providers cover which suburbs

Irving, Garland, Grand Prairie, Mesquite, Carrollton, Richardson, Rowlett, DeSoto, Wylie and Cedar Hill are all within a drive of downtown, but the metro is big enough that most providers pick a side. East Dallas County, the Telecom Corridor, the airport side, and the southern suburbs along I-35E are all different routes.

Ask which side the provider runs. If your site is on the outer edge, expect a delivery charge and confirm it in writing.

Dallas itself spans a huge area, and the same drive that takes twenty minutes at ten at night takes ninety at five. Ask for delivery windows that avoid rush hour, especially on the highways around the Mixmaster and the airport.

Large projects around the airport and Las Colinas are often run by general contractors who sublet the restroom order. If that is you, put the service day and the number of visits in the sub agreement, so a missed pump does not turn into an argument about whose job it was.

Carrollton and Richardson sit on the northern side, with office parks and apartment projects. DeSoto and Cedar Hill are south, on a corridor of retail and warehouse construction. Wylie is far to the northeast, a long haul for a yard in Grand Prairie. Be honest on the first call about where the site is.

What to tell the provider

Street address and a nearby intersection. Start and end dates. Number of workers. Ground: concrete, gravel or dirt. Distance from the road. Any gate code. For an event, expected attendance, the hours, and whether food will be served.

The lowest quote is usually the one with the fewest service visits, so compare what each includes line by line.

Providers in Dallas often quote delivery and pickup apart from the monthly rate. Add them up before you decide. The one that looks low on the monthly line often makes it back on the delivery line, especially for a site on the far edge of the county.

Garland and Mesquite on the east side tend to host more industrial jobs and truck yards, while Carrollton and Richardson host more office and retail. If the provider asks what kind of site it is, that is why. A yard job with tractor trailers needs a wider turn than a strip mall lot.
